Pool safety certificate

Pool safety certificate: the mandatory compliance document required in QLD, NSW, and VIC for pool sales, leases, and ongoing maintenance obligations.

A pool safety certificate (or certificate of compliance in NSW, certificate of barrier compliance in VIC) is a formal document issued by a licensed or authorised inspector confirming that a swimming pool or spa safety barrier complies with the applicable safety standard at the time of inspection. In Queensland, only a QBCC-licensed pool safety inspector can issue the certificate; in NSW and VIC, an accredited certifier or registered building inspector with pool safety endorsement is authorised.

The certificate is required at key transaction points: in QLD, before leasing a property with a non-shared pool and at sale; in NSW, to accompany a contract of sale; in VIC, at regular 4-yearly intervals. Certificate validity varies: QLD issues 2-year certificates for non-shared pools and 1-year for shared pools; NSW certificates are valid for 3 years.
