BCA (Building Code of Australia)

The BCA is Volumes One and Two of the NCC. Volume One covers commercial and multi-residential buildings; Volume Two covers houses and sheds.

The Building Code of Australia (BCA) is the name for Volumes One and Two of the National Construction Code (NCC). It sets the technical minimum standards for the design and construction of buildings across Australia.

Volume One covers Class 2 to 9 buildings: multi-residential (apartments), commercial, industrial, and public assembly buildings. Volume Two covers Class 1 and 10 buildings: houses, duplexes, townhouses, garages, sheds, pools, and fences. Volume Two is the residential builder’s primary reference, read alongside the ABCB Housing Provisions Standard which holds the prescriptive DTS numbers.

The third volume of the NCC is the Plumbing Code of Australia (PCA), which covers plumbing and drainage for all building classes. The BCA term covers only the building volumes, not the PCA.
