Defects list

The defects list is the running list of items identified at Practical Completion Inspection that the builder must rectify before final payment.

The running list of items identified at PCI (Practical Completion Inspection) that the builder must rectify before final payment is released. Anything still outstanding at handover carries into the defects liability period.

Defects range from cosmetic (paint touch-up, scuff in skirting) to functional (door not closing, leaking tap). Each is judged against contract spec, the relevant AS standard, and the HIA Guide to Materials and Workmanship plus the relevant state workmanship guide.

A claim must point to a specific tolerance or finish standard that’s been breached. “Looks bad” is not enough.
