Building registration (VIC/WA)
Building registration is the VIC and WA term for the authority to contract for and supervise residential building work, the equivalent of a contractor licence elsewhere.
Ask Chalkline about this →Building registration is the term Victoria (under the Building Act 1993) and Western Australia use for the statutory authority to contract for and supervise residential building work. It is the equivalent of a contractor licence in the licensing states, and it is often split into an individual registered practitioner and the registered contracting entity.
Victoria and WA register building practitioners rather than “licence” them, but the effect is the same: you need the registration to legally carry out, and contract for, building work above the threshold. In Victoria, registration runs under the Building Act 1993 through the state building regulator, with categories (builder, demolisher, and others) and classes within them (for example domestic builder, limited or unlimited). The system usually distinguishes the individual practitioner from the company: a building company holds its own registration with a nominated registered individual attached.
For a builder the practical points are:
- In VIC or WA, confirm that both the individual and the contracting entity hold the right registration class for the work. Contracting for domestic building over the threshold without it carries the same consequences as unlicensed work elsewhere: penalties, an unenforceable contract, and loss of the right to recover payment.
- The class matters. A limited registration restricts the value or type of work you can take on, much like a restricted licence in the licensing states. Working outside your class is the same problem as not being registered at all.
Treat the registration category and class as a hard scope on what you can contract for, not a formality.
