Small works contract (residential)
Small works contract is the short-form residential building contract used between $5,000 and $20,000 in NSW. Different deposit and disclosure than large works.

Key contractual provisions on a small works contract (NSW):
- Written form required: even though HBCF is not required, the contract must be in writing per Home Building Act 1989 (NSW) Schedule 2.
- Deposit cap: typically 10% of the contract sum, often less by industry convention on smaller jobs.
- Cooling-off period: 5 clear business days if the contract value is over $20,000; below that, cooling-off does not statutorily apply but is good practice.
- Statutory warranty obligations apply under sections 18B onwards of the Home Building Act 1989 (NSW); these cannot be contracted out of regardless of contract size.
- Mandatory disclosure: licence number, expiry, current registration class.
