SEPP (State Environmental Planning Policy)

A State Environmental Planning Policy (SEPP) is a NSW planning rule that applies across the state (or to specified land) and overrides local council rules where the two conflict. SEPPs are made by the NSW Government under the Environmental Planning and Assessment Act 1979 (NSW). The two SEPPs residential builders hit most often are SEPP (Exempt and Complying Development Codes) 2008 (the Housing Code that sits behind CDC approvals) and SEPP (Housing) 2021 (residential uses across zones).
