Section 32 Vendor Statement

The Section 32 Vendor Statement is a pre-contract disclosure document required in Victoria before a buyer signs a contract of sale for real property.

A Section 32 Vendor Statement is a disclosure document that a property seller in Victoria must give to a prospective buyer before the buyer signs the contract of sale. It is required under Sale of Land Act 1962 (VIC) s 32 (verified 2026-05-09). The statement must include material information about the property: title details, mortgages and encumbrances, planning information, outgoings, and any building-related notices or orders.

For owner-built properties sold within 6.5 years of completion, the Section 32 must also include a defects inspection report and evidence of Domestic Building Insurance (DBI) under Building Act 1993 (VIC) s 137B. Selling without the required section 32 contents gives the buyer grounds to rescind the contract before settlement.
