Sanitary compartment

Sanitary compartment is the NCC's term for a separate WC enclosure. Triggers ventilation, drainage, livable-housing clear-opening, and grab-rail reinforcement rules.

A sanitary compartment is the NCC’s term for a separate WC enclosure (toilet compartment). The term is defined in NCC Volume Two and is used in Part H4 (Sanitary and Other Facilities) for ventilation and drainage rules and in Part H8 (Livable Housing) for clear-opening, manoeuvring space, and wall-reinforcement requirements for grab rails. Builders reading H8 need the definition to map the rule onto bathroom floor plans correctly.

A bathroom containing a WC is not a sanitary compartment; the sanitary compartment is the separately enclosed WC space, regardless of whether the WC also has its own basin.

NCC H4 rules that apply to a sanitary compartment:

  • Ventilation: natural ventilation (window) or mechanical extraction per H4.2.
  • Drainage: discharge to sewer per H4.3.
  • Floor surfaces: impervious flooring; coved skirting or sealed floor-wall junction.
  • Wall and floor finishes: water-resistant lining to AS 3740 where applicable.

NCC H8 rules that apply (where Livable Housing Silver is mandated):

  • Clear opening to the sanitary compartment: a 820 mm clear-opening doorway minimum. (Note: ‘clear opening’ is measured face-of-door to face-of-frame-stop; a 820 mm door leaf with standard hardware can deliver less than 820 mm clear, failing the requirement.)
  • Manoeuvring space inside: minimum 1,200 mm x 900 mm clear floor area for occupant to access the WC.
  • Wall reinforcement for grab rails: studs and noggings in the location and orientation to allow a 90 kg grab rail load (per AS 1428.1).
  • Door swing: outward swing or sliding door preferred; inward swing only allowed if manoeuvring space is provided around it.

Common builder issues:

  • Bathroom layout fails sanitary compartment rules: an integrated bathroom with WC alongside basin can lack the clear floor area H8 requires for the sanitary compartment portion. Layout review at concept stage is essential.
  • Grab rail reinforcement forgotten: dwangs / studs not placed correctly during framing; grab rail can’t be fixed adequately at fit-off.
  • 820 mm door delivers less clear opening: with a 35 mm jamb and 20 mm door stop, an 820 mm leaf can deliver 765 mm clear, failing H8. Spec a clear-opening hinge and slim frame.
  • Ventilation forgotten: a separately enclosed WC with no window and no exhaust fan fails H4.

For builders:

  1. Read every H8 rule against the sanitary compartment specifically, not just the bathroom as a whole. The two have different rules.
  2. Mark sanitary compartments on the framing plan with door clear opening, manoeuvring space, and grab-rail reinforcement notes.
  3. Confirm with the door supplier that the specified door + frame + hardware combination delivers the H8 clear opening. Don’t assume.
  4. Brief the chippy on grab-rail reinforcement location and orientation per AS 1428.1.
