Prescribed building works

Prescribed building works in the NT are residential construction jobs over $12,000 that trigger BPB registration and Fidelity Fund Certificate requirements.

In the Northern Territory, prescribed building works are residential building jobs valued above $12,000 on Class 1a houses, Class 2 buildings (units and flats), Class 10 structures attached to those buildings, and certain retaining walls critical to the structural integrity of a residential building. The $12,000 threshold triggers two obligations: the builder must hold current registration with the Building Practitioners Board (BPB) and must obtain a Fidelity Fund Certificate before work starts or payment is taken.

Work below the threshold still requires a building permit from a certifier but does not trigger registration or fidelity fund requirements. The term is defined under the Building Act 1993 (NT). Other states use different terminology (e.g. “residential building work” in NSW, “domestic building work” in VIC) with varying threshold amounts.
