Land division (SA)
Land division is the South Australian word for subdivision: dividing land into lots, assessed via PlanSA and needing its own consent and certificate before titles issue.

The underlying logic is the same as subdivision elsewhere, the SA system just names and structures it differently:
- a land-division consent is one of the consents within an SA development approval (alongside planning consent and, where relevant, building rules consent),
- the proposal is assessed against the Planning and Design Code’s land-division provisions (minimum allotment sizes, frontage, access, servicing), and
- after approval and the required works/clearances, a certificate (historically the “Section 51” / certificate of approval) issues, which the surveyor lodges to create the new titles at the Lands Titles Office.
As with subdivision in other states, the binding constraints are usually allotment size and frontage, plus servicing (water, sewer/CWMS, power) and any required infrastructure or open-space contributions.
For a builder or developer the practical points are to confirm the land-division feasibility early (minimum allotment size and frontage for the zone under the Planning and Design Code, and servicing availability), to allow for the consent and the post-approval steps (works, clearances, the certificate, title creation), which take time, and to remember titles do not exist until the certificate issues and the plan is deposited, so you cannot sell a new allotment on its own title before then, only off the plan. Use the correct SA terminology (land division, not “subdivision”) when dealing with PlanSA and councils.
