Building line
A building line is the line beyond which no building may occur, set by the LEP, DCP or covenant. Distinct from title boundary; sets the front and side setback.

The line sits inside the title boundary by the setback distance; the building envelope is the area between the building lines. Front, side, and rear building lines together define what can be built.
Where building lines come from
- LEP / DCP. The council’s Local Environmental Plan and Development Control Plan set zone-specific minimum setbacks that translate into building lines.
- Plan of subdivision. New estates often have building lines registered on the plan, frequently tighter than the zone minimum to set the street look.
- Restrictive covenant. A private restriction on title (e.g. a builder-imposed estate covenant) can set a building line stricter than the LEP.
- Statutory setbacks. Foreshore, riparian, road-widening, and easement setbacks all create their own building lines independent of zoning.
Vs title boundary
The title boundary is the legal edge of the lot (set by survey, not movable). The building line sits inside it by the setback distance and can sometimes be varied via NSW clause 4.6 or equivalent.
Front, side, rear
- Front is usually dominant: 6 to 9 m typical in residential, larger in heritage streets.
- Side: 900 mm to 1.5 m typical in suburban residential.
- Rear: controls private open space and overshadowing.
Setting out the building lines on the survey before sketching is the first feasibility move.
For a builder
- Read the LEP / DCP and covenants before sketching. Crossing the front building line is the most common council-rework reason.
- Check the registered plan of subdivision. Estate building lines override the LEP where stricter.
- Variations are possible but not routine. NSW clause 4.6 needs the variation to be reasonable and the streetscape unharmed.
