Asset Protection Zone (APZ)
An asset protection zone (APZ) is a managed low-fuel buffer between a building and bushfire-prone vegetation that cuts the radiant heat and ember attack in a fire.

The required width is not a fixed number: it is set through the bushfire assessment based on the vegetation type, the slope, and the type of development. In NSW, APZs are set under Planning for Bush Fire Protection 2019 (NSW RFS); other states set equivalent zones under their own policies (for example, Victoria under Clause 53.02 and the Bushfire Management Overlay).
An APZ is made up of two parts. The Inner Protection Area (IPA) is closest to the building: a fuel-managed area that limits direct flame contact and radiant heat and provides defendable space. The Outer Protection Area (OPA) sits between the IPA and the unmanaged vegetation beyond. Appendix 4 of PBP 2019 and the RFS Standards for Asset Protection Zones set the landscaping and fuel-management standards for each.
The APZ links directly to the Bushfire Attack Level (BAL): the separation an APZ provides is one of the main levers for achieving a workable BAL on a constrained lot. It is also a perpetual obligation, not a one-off clearance. A planning consent commonly requires the APZ to be established and then maintained in perpetuity, and that obligation runs with the land: on sale it passes to the new owner and should be disclosed. Get a bushfire consultant involved early, because the APZ and siting often drive the design.
